Tarc Ishva secter 63a gurgaon Possession Date: Planning for October 2029

Tarc Ishva secter 63a gurgaon Possession Date: Planning for October 2029

Planning to buy a home at TARC Ishva Sector 63A Gurgaon? Explore the expected October 2029 possession date, apartment prices, 20x5 payment plan, RERA details and important financial checks. Understand the construction timeline, handover process and what buyers should verify before booking a luxury apartment.

November 1, 2026

Three years is a long time to wait for a house. A toddler can start school in that time. A job can change twice. The loan rate can move up or down. So when a project says possession is expected in October 2029, the useful reaction isn’t excitement, and it isn’t panic either. It’s a list of questions. Where do we live until then? How much do we really pay each year? And what happens if the date moves?

We’ll take those one at a time. The facts below come from the Tarc Ishva possession date page, and wherever the page goes quiet, we say so.

The basics, quickly

Tarc Ishva sits in Sector 63A on Golf Course Extension Road, and TARC Limited is the developer. There are five towers and 458 homes on roughly 7 acres. The homes measure 2,858, 2,945 and 3,883 sq ft, and prices run from ₹6.86 Cr to ₹9.32 Cr. The payment plan is called 20x5. The RERA number is GGM/865/597/2024/92.

What “October 2029” actually tells you

Read the wording on the page closely. Possession is expected in October 2029, “subject to construction progress.” That’s an expectation, not a guarantee, and the developer has left itself room.

The date that matters legally is the one on the RERA record. Go to the Haryana RERA portal, search the number above and look at the completion date registered there. If it matches what the sales team told you, fine. If it doesn’t, ask them why. Ask by email, so the answer sits in writing.

From today, November 2026, October 2029 is about 35 months away.

The next 35 months, roughly

The first year is for paperwork. Pick your unit, read the agreement properly (all of it, yes), and work out how your payments will fit around your salary or business income. Most people rush this part and regret it.

The second year is quieter. Visit the site every few months, take photos, and compare what you see with the developer’s updates. It sounds like a small thing, but a buyer who turns up regularly gets straighter answers than one who only calls.

The last stretch, from late 2028 to handover, is when it gets real. Final charges arrive, interior plans take shape, and you start thinking about the actual move.

Money, without the brochure gloss

If you’re checking the Tarc Ishva price, listings start from ₹6.86 Cr for a 3 BHK and ₹9.32 Cr for a 4 BHK. The unit table on the project page says “Call for Price” against every home, so get the exact figure for your unit in writing before you plan anything.

Now the payment plan. The website calls it 20x5 and doesn’t explain it. One common reading is five payments of 20 percent each. If that’s right, the starting 3 BHK would mean about ₹1.37 crore per payment, and the 4 BHK about ₹1.86 crore. We can’t confirm that’s how the plan works, so treat those numbers as a way to test your budget, not as a schedule. When you speak to the sales team about the Tarc Ishva payment plan, ask two things: when does each payment fall due, and is it tied to dates or to construction stages? Those two answers shape your cash flow far more than the headline price does.

Then there’s what sits on top. For an under-construction home, GST is usually 5 percent, which comes to roughly ₹34 lakh on ₹6.86 crore. Stamp duty and registration follow Haryana’s rates. Parking, maintenance deposits and club charges depend on the project, so ask which ones apply and when.

Where you’ll live in the meantime

For most people the answer is dull: wherever they live now. If your current home works for another three years, stay put and let the money build up.

If you need to move, renting near the area makes sense, but budget the rent as a separate cost. It isn’t part of the project price, and it adds up. One piece of advice: don’t sign a five-year lease that ends in 2028. You’ll want some slack in case handover runs late.

And if the date moves?

It might. Real estate timelines slip more often than anyone likes. The calm response is to check the RERA record for any extension the developer has registered, read what your agreement says about delay (some include compensation or interest), and keep every email and receipt in one folder. Don’t make plans that can’t be undone, like selling your current flat a month before handover. RERA does provide remedies for delay, but the details depend on your agreement, so talk to a lawyer if it ever becomes a real issue.

So is the wait worth it?
