Signature Global Twin Tower DXP Sector 84 Gurgaon Price
Signature Global Twin Tower DXP Sector 84 Gurgaon price: 3 BHK Rs 5.83 crore, 4.5 BHK Rs 7.57 to 7.95 crore, about Rs 20,000 to 22,000 per sq ft, twice the sector.
About Signature Global Twin Tower DXP Sector 84 Gurgaon
Signature Global Twin Tower DXP is two towers of 45 storeys on about 4.69 acres in Sector 84, Gurugram, on the Dwarka Expressway: 3, 3.5 and 4.5 BHK flats of 2,650 to 3,785 sq ft, launched in September 2024, registered as GGM/866/598/2024/93 and due for completion by 30 May 2030. Two one-unit resale pages for it used to sit on this site, each labelled New Launch and priced at the area times Rs 13,000, with about 42 per cent added for the top of the band. The page that replaced them listed the two sizes and no price. The rate the project trades at is about Rs 20,000 to Rs 22,000 per sq ft, above even the top of the old bands.
Read on 4 October 2026, one portal quoted flats in Twin Tower DXP at Rs 5.83 crore to Rs 7.93 crore. A 2,650 sq ft 3 BHK asks Rs 5.83 crore and the 3,785 sq ft 4.5 BHK Rs 7.57 crore to Rs 7.95 crore. Flats in Sector 84 average about Rs 10,150 to Rs 10,750 per sq ft, so the twin towers are priced at about twice their own sector. That is the whole argument of the project, and the rest of this page is about whether it holds.
What the old pages printed, and what the sizes really are
The two one-unit pages fold into this one. Here are the sizes they named, what each printed, and what each most likely is.
As listed | Area as listed | What the old page printed | What the plan list says | Ask today |
|---|---|---|---|---|
3 BHK | 2,560 sq ft | Rs 3.33 Cr to Rs 4.74 Cr (est.) | No such plan; the 3 BHK is 2,650 sq ft super | Rs 5.83 Cr for 2,650 sq ft |
Flat | 2,575 sq ft | Rs 3.35 Cr to Rs 4.76 Cr (est.) | The carpet area of the 3,785 sq ft 4.5 BHK | Rs 7.57 Cr to Rs 7.95 Cr |
Neither old size matches a super area on the plan list, which runs from 2,650 to 3,785 sq ft. The carpet areas run from about 1,892 to 2,575 sq ft, so the 2,575 sq ft listing is almost certainly the largest flat measured on carpet, and the 2,560 sq ft "3 BHK" is most likely the 2,650 sq ft plan with two digits swapped. The formula then priced each as if it were a mid-market flat at Rs 13,000 per sq ft. Against today's asks, the old pages were short by about Rs 2.5 crore on the smaller flat and Rs 4.2 crore on the larger one at the bottom of their bands. Settle the area from the allotment letter before you compare any two prices.
Signature Global Twin Tower DXP price, worked from the asks
Each ask is divided by its super area:
- A 3 BHK of 2,650 sq ft at Rs 5.83 crore: Rs 22,000 per sq ft.
- A "from Rs 5.57 crore" entry figure shown for the project, taken on the same 2,650 sq ft: Rs 21,020.
- A 4.5 BHK of 3,785 sq ft at Rs 7.57 crore: Rs 20,000.
- The same plan at Rs 7.95 crore: Rs 21,000.
- One 4.5 BHK at Rs 8.32 crore: Rs 21,980, the top of the set.
- A "from Rs 6.81 crore" figure for the 4.5 BHK: Rs 17,990, well under every ask that names a floor or a seller, and not one to plan on.
So the working rate is about Rs 20,000 to Rs 22,000 per sq ft of super area, Rs 5.6 crore to Rs 5.8 crore for the 3 BHK and Rs 7.6 crore to Rs 8.3 crore for the 4.5 BHK. On carpet area the same 4.5 BHK at Rs 7.95 crore is about Rs 30,900 per sq ft, which is the number to hold in mind when comparing it with a flat quoted on carpet area. One portal showed 17 flats on resale. Its quarterly averages for the project jump from Rs 11,750 to Rs 13,700 to Rs 21,000 per sq ft in two quarters, which reads as a change in how the area was measured rather than a 50 per cent rise, so this page does not use them. The Rs 7 to 8 crore band across the city is on the Rs 7 to 8 crore page.
Twin towers, 45 floors, 4.69 acres
The developer's page describes two towers, A and B, of 45 storeys, with 3, 3.5 and 4.5 BHK flats from 2,650 to 3,785 sq ft, a clubhouse of more than 50,000 sq ft on two levels and four swimming pools. Listings put the land at 4.69 acres. They disagree on the count of homes: 312 on most, 383 on one. Either way it is a tall scheme on a small plot, and the flats are priced on the tower rather than on the sector around it.
Twin Tower DXP is one of Signature Global's towers on the expressway, alongside De Luxe DXP in Sector 37D; the developer's full list is on the Signature Global projects page.
Possession date and RERA registration
The project is registered with the Haryana authority as GGM/866/598/2024/93, and the completion date filed against it is 30 May 2030. Listings print earlier dates: 2029 on some, October or December 2027 on others. The registered date is the one Signature Global answers for, and a buyer should plan around mid-2030. That is three and a half years of waiting from today with money committed and no rent. The Haryana RERA guide sets out what the registration protects when the buyer is not the original allottee.
No construction stage per tower and no payment plan were published in anything read for this page, and this page will not guess either. The progress filings against the registration number, and the demand letters the seller has received, say where the work and the money stand.
Against the rest of Sector 84
Flats in Sector 84 average about Rs 10,150 per sq ft on one tracker and Rs 10,750 on another, down about 1 per cent over the year, and a 4 BHK in the sector is quoted at Rs 1.95 crore to Rs 3.71 crore. Twin Tower DXP's 4.5 BHK asks more than twice the top of that band. A buyer here is not paying for Sector 84; they are paying for a 45-storey new tower, a developer's clubhouse and a view, and the sector's other societies will not support the price on resale if those turn out to be worth less than hoped. The sector's own market is on the Sector 84 page, and the corridor on the Dwarka Expressway page.
Our view, and what the reviews leave out
Buyer reviews of a tower that nobody lives in yet are opinions about a brochure. What the numbers say is this: Twin Tower DXP suits a buyer who wants a large new flat high up on the Dwarka Expressway, can wait until mid-2030, and accepts paying about Rs 20,000 to Rs 22,000 per sq ft in a sector that trades near Rs 10,500. It does not suit anyone who needs rent before 2030, anyone working from the old Rs 3.3 crore figures, or an investor counting on the sector to catch up with the tower. Compare it with finished flats at the same budget before you pay a transfer premium.
Before you pay anything
- The allotment letter. Tower, floor, plan, super area and carpet area, and the registration number GGM/866/598/2024/93 on it.
- Every receipt and the latest demand letter. They show what the seller has paid and what you will still owe.
- The developer's consent to the transfer and its charge, in writing.
- The latest progress filing for your tower on the Haryana authority's website.
- The stamp duty at handover. In Haryana it is 7 per cent for a man, 5 per cent for a woman and 6 per cent jointly: on a Rs 7.95 crore flat, about Rs 55.7 lakh against Rs 39.8 lakh. The detail is on the registration charges page.
