On 1 April 2026, Prestige Estates Projects Ltd signed a Joint Development Agreement for 17.2 acres in Sector 92, on the Dwarka Expressway belt, with Sare Gurugram Pvt Ltd (an Eka-KGK-Dhoot joint venture). This is Prestige's first residential project in Gurugram, with an estimated Gross Development Value of ₹4,200 crore and close to 3 million sq ft of saleable area planned.

About the project
Sector 92 sits in the New Gurgaon micro-market, right off the Dwarka Expressway corridor that has turned into one of NCR's busiest launch zones over the last two years — Signature Global, M3M, Smartworld and Godrej all have projects within a few kilometres. Prestige buying in here signals that a South-based developer with a strong Bangalore and Hyderabad track record now sees enough depth in the Gurugram market to commit big capital.
The 17.2-acre parcel is large enough for a full-fledged integrated development — expect multiple towers, a clubhouse, and a meaningful share of the land kept open for landscaping, in line with how Prestige has planned its other large-format projects.

Sector 92 benefits from being close to the Dwarka Expressway, which cuts travel time to both Delhi and Cyber City sharply once the full stretch is operational. Broad connectivity picture:

- IGI Airport — roughly 25-35 minutes depending on traffic

The site's history
This 10-acre parcel was formerly Birla Cotton Mills, operational for over a century before closing and sitting largely dormant for close to 30 years. Texmaco (Adventz Group) owns the underlying land, and this redevelopment — in partnership with Conscient and Hines — marks its transformation from a century of industrial use into North Delhi's newest luxury residential address.

Keeping the first several floors dedicated to parking and pushing residences to the 8th floor and above is a deliberate design choice — it lifts every home well above street-level noise and gives upper floors clearer, unobstructed views across North Delhi's low-rise skyline.
