Our view

Pardos Sakura is a real proposal on real land, and it is at the stage where the honest answer to "should I book" is "not yet, you can't". Wait for the HRERA certificate. When it comes, read the sanctioned unit count, the completion date and the promoter's other projects, then set the first price list against Sector 90's resale flats. If Sakura's price is still about 20 per cent above them, you are paying that for a new building and bigger rooms from a promoter without a delivery record.
