What is not in the plan. No clubhouse, school or shopping area is costed; the filing marks them "yet to be prepared". At the time of filing the external connections for roads, water, sewage and drainage (HSVP) and electricity (UHBVN) had not yet been approved. Ask whether they have been since.

The largest plot, 150 sq m, is the DDJAY maximum, and the layout has the scheme's other markers too: a community-site share just over 10 per cent and a commercial pocket just under 4 per cent. That is an illustration, not a quote. Add the usual DDJAY extras, which on other Jhajjar colonies come to about Rs 2.5 to 3 lakh in fixed charges and deposits, a corner or park-facing premium of around 7.5 per cent, and stamp duty.
