- Rochester's median sale price averaged $267,892 for January through June 2026, up 6.2% year over year.
- Homes sold fell 6.0% year over year, to 810, which points to tight supply rather than weak demand.
- In May, the typical home spent about 10 days on the market, and the average sale-to-list ratio was 111.16%. Many buyers are paying well over asking.
- Nationally, the median home took 49 days to sell, so Rochester moves roughly five times faster.
Across the wider county, the Monroe County median price reached $308,500 in May, a new high, according to New York State Association of Realtors data. There is some relief for buyers, though. New listings in Monroe County rose 23.3% year over year in June, which suggests choices are slowly improving.
