In short: ATS Grandstand is an ATS group project of 3 and 4 BHK apartments in Sector 99A on the Dwarka Expressway, on land in village Gopalpur. Its early price lists worked out to roughly Rs 4,750 to Rs 5,600 per sq ft, about Rs 74 lakh to Rs 85 lakh for a 1,550 sq ft 3 BHK; it is now sold under the ATS Homekraft name, and is being marketed again as ATS Grandstand phase 2 at about Rs 13,000 per sq ft. Its first phase is registered with HRERA Gurugram as RERA-GRG-379-2019, promoter ATS Realworth Pvt Ltd, and the possession date quoted on the registration's summary is 30 November 2028. Listings give three different possession dates and two different prices for what sounds like the same flat. This page sorts out which is which.

ATS Grandstand phase 1 and phase 2: which registration is your flat on?

Most of the confusion about ATS Grandstand comes from two phases sold under one name. Phase 1 is the original launch: 3 and 4 BHK flats of 1,550 to 2,850 sq ft, registered as RERA-GRG-379-2019 in the name of ATS Realworth Pvt Ltd, an ATS group company. ATS Grandstand phase 2 is the newer offer, marketed by brokers as larger "3.5 BHK" and "4.5 BHK" homes with more open space, and searched for as ATS Grandstand phase 2 RERA because its number is seldom printed next to its price.

Before you pay anything, get the registration number for the tower your flat is in and read it on the HRERA Gurugram portal. Check four things on it: the promoter company, the tower list, the land area and the registered completion date. If a broker cannot give you a number for a phase 2 tower, assume it is not registered and do not book. A flat in a registered phase-1 tower and a flat in a phase-2 tower can carry very different dates and prices even though the brochure says "ATS Grandstand" on both.

ATS Grandstand price, then and now

The launch-era prices still float around the internet: Rs 77 lakh to about Rs 1.6 crore, with 3 BHKs of 1,550 to 1,750 sq ft at roughly Rs 74 lakh to Rs 96 lakh. Divide and those are two old rate cards, about Rs 4,750 and about Rs 5,500 per sq ft, with the 4 BHK near Rs 5,600. Nobody is selling at that rate today. The current phase-2 quote is about Rs 13,000 per sq ft.

The right-hand column is our multiplication of a broker quote, not a price list. Now set the rate against its sector. This site's own reading puts Sector 99A at about Rs 10,000 to Rs 10,200 per sq ft, and Sector 99 next door at Rs 11,350 to Rs 14,400; Sector 99 has risen about 77 per cent in three years. Rs 13,000 is about 30 per cent above Sector 99A's average and inside Sector 99's band. That premium can be fair for a new tower from a known group, but it is a premium, and a finished resale flat in a neighbouring 99A society will usually cost less per sq ft. When you search ATS Grandstand price, ask which phase and which tower the number is for, and whether it includes preferential location, club and parking charges. ATS Grandstand possession date: three dates and the one that counts

Listings print December 2023, March 2024 and 30 November 2028 as the possession date. The first two look like the original promises for phase 1; the last is the date shown on the registration's summary today. When dates disagree like this, the registration decides: a promoter can extend a registered completion date only through the authority, and every extension is on the portal. So for ATS Grandstand possession date, read the current completion date for your tower on HRERA Gurugram, and read the latest quarterly progress report filed against it, which is the closest thing to an ATS Grandstand construction update you can rely on.

If you already own a phase-1 flat that was promised for 2023 or 2024, the Act gives you interest for every month of delay beyond the date in your agreement, and buyers in Gurgaon have won such orders against many developers. If you are buying now, assume 2028 until a certificate says otherwise, and do not pay a premium for "near possession".

Who you are buying from: ATS, ATS Homekraft and ATS Realworth

ATS is a Delhi NCR group with a long record in Noida, Greater Noida and Gurugram. In Gurugram its finished projects include ATS Marigold in Sector 89A, ready since 2023, and ATS Triumph in Sector 104, and it has sold plots in Sohna under the ATS Homekraft name. The group's record is mixed: several of its projects in Noida and Greater Noida ran years past their dates, and buyers there have taken it to the regulators. Make sure the allotment letter, the agreement for sale and the registration certificate all name the same company.
